Considerations
  • Urban hotel, not a resort. The brief's "Athenian Riviera" anchor is partially relaxed: the property is on Syngrou Avenue, not seafront.
  • No on-site marina. Sailing activity requires a 15–20 min coach transfer to a partner marina (Flisvos or Alimos).
  • Buyout terms to be validated. Single-contract full buyout has not yet been confirmed with the property and will need to be qualified directly with the Hyatt commercial team.
  • Availability not yet checked. If Option B is activated, October 2026 availability needs to be confirmed in priority.

ii.

The closest fit to the brief. Seafront resort, Astir Marina at walking distance for sail tour formats, Saronic Gulf microclimate for October sailing reliability, and optimal flight access. No other shortlisted property addresses these elements together.

iii.

The setup is the standard. Main venue + satellite property is how 350-pax programmes are professionally orchestrated on the Athenian Riviera.

Sailing or regatta?
A strategic distinction.

The brief mentions "sailing / regatta for 350 pax", two formats that look similar on paper but differ significantly in operational complexity, cost and feel. The two formats also use different marinas, which has direct logistics implications.

Conference day

Fully delivered on-property at the Four Seasons (Option A) or Grand Hyatt (Option B), in dedicated event spaces sized for 350 pax, plenary plus break-out configurations.

Gala dinner with full show

Deliverable on-property in either option. Indoor staging at both venues; seafront and terrace settings available at the Four Seasons. Full programme orchestrated through the local execution network (see § 09).

What was ruled out.

⚠️ Sani Resort, Halkidiki

  • Beautiful property on paper, full buyout feasible at Sani Beach, native marina on site, 1,000-acre private domain.
  • Open-bay exposure. Sani sits on an open bay in northern Greece, exposed to Aegean winds and swell that historically peak in autumn.
  • October weather risk. Sailing activity feasibility cannot be guaranteed, non-refundable advance payments on chartered fleets create operational and financial exposure.
  • The Athenian Riviera, by contrast, sits in the protected Saronic Gulf, a microclimate where October sailing remains operationally reliable.

Grand Resort Lagonissi

  • No on-site marina. Sailing activity would require a 25-minute coach transfer to Lavrio Marina.
  • Capacity insufficient. 260 keys cannot accommodate 350 guests in single occupancy.
  • Stylistic positioning closer to a more conventional aesthetic, to be assessed against the end-client's brand sensibility.

Questions

  1. Sailing or competitive regatta? Has a specific format been discussed with the end-client, leisure sail tour or true race format? Half-day or full-day? This drives marina selection (Astir vs Alimos) and overall logistics.
  2. Departure hubs. Where will the 350 guests be flying in from? Single hub or multi-hub setup?
  3. Rooming policy. Strict single occupancy across all guests, or is room-sharing acceptable for junior staff?
  4. Weekday or weekend? Weekday programmes typically allow more favourable buyout pricing, has the end-client expressed a preference?
  5. Budget envelope. A directional range helps calibrate venue and production scaling, and triggers Option B if needed.
  6. Brand sensibility. Closer to "iconic global luxury" (Four Seasons) or "corporate-luxury efficiency" (Grand Hyatt)?
  7. Confidentiality envelope. Specific NDAs, photo restrictions, press sensitivities to factor into venue selection?
  8. Extra days in Athens. Should we plan optional pre/post-stay extensions for guests wishing to extend their trip?
